Thank you for sharing your story! In my first flip I also learned the challenge that came from trying to balance work, family, and not having a reliable team already built up. Do you think that you being a realtor or having your own license helped you find this property more easily or do you feel that using a realtor vs having your own license isn't an encumbrance.

As for websites, it depends on your size. In my market, just about anything 10 units and smaller goes on MLS. There are occasionally some that appear on Loopnet. There are others, like Crexi, that seem to be less common in my market. Then the brokers have their own sites, i.e. CBRE or Cushman or Marcus and Millichap. In my market, the broker specific sites tend to be in the near $10mm range and larger, but they will occasionally post smaller deals.

Out of state is fine, but certainly adds its own risks.  You are less likely to know the intricacies of the market, harder to monitor the asset, more costs associated with travel to the asset.

 Agree Broken Bow is insane on prices and the Bentonville/Branson seemed reasonable.

So I am refining my area of Airbnb opportunities to the Bentonville, Arkansas or Branson, Missouri area. Since this will be my first deal any pro/cons on these areas geographically? Should I consider somewhere else. Since this will be a vacation home as well Mountain/Lake is what matters to us. Any additional advice for a newbie when looking for their first Airbnb.

So I am new as well and working through the 100 deals processes. It seems that Watauga, Euless, Arlington have homes that would meet this criteria. Sure you have to move fast and maybe they actually sell way above ask but that's just what I am seeing as a new guy as well.
