@Richard L. Disregard question. turns out once inspector comes they give you option to speak to city official. Hopefully this also helps others in similar place.

I’ve been wholesaling for a while in Northern Jersey and decided to take on a rehab project in Belleville NJ
I already got a GC looking at it and recently started looking for 2 more contractors to make bids on. However the house does need extensive repairs, and when I went to the Municipal Building to speak to the building department they told me that temporary CO are only given to bank owned properties. (First time I’ve ever heard that)
Since I’m buying from a home owner, they would need to pass for a certificate of occupancy and if they don’t pass either the seller or I would have to make the repairs to do so.
Does anyone have any experience with the town of Belleville??? I’ve done deals in other towns and they always give me temp co. Does anyone have any advice who I have to go to to get a temp co. I heard usually you have to speak with the President or director of the department for a special request but it seems like they don’t want me to speak with him. Appreciate all the help

@Wojciech Mroczkowski I’ve been wholesaling in NJ, and I realized a lot of people are buying northward if the state. The properties in certain areas are appreciating rapidly, but off course law favors tenants than landlords; that could be an issue but also screening for great tenants could help you out.

I suggest using wholesaling tactics. Cold call or send consistent mailing letters looking to buy a home. You could probably find an amazing deal by being consistent.

I usually use title company, Madison title or clear skies, works in Passaic, Essex, and Union. Attorney a little bit more off a hassle and have an associate handle that

@Bruce P. I would suggest mini split unit, looking into Fujitsu, they use them a lot here in NY and Jersey. 👍🏽

I use google voice, I recently bought a burner phone and set up my google voice where I can add people to my contacts and put the name of the seller with the address, so everytime they call me back, it doesn’t show the google voice number it shows there name and address.
