My mother has a 4-unit building in SoCal. She pays the water and electricity, and there is only one meter for each of those utilities in the building. I'd like to have separate meters installed for each unit, to track usage, and to "uninclude" (for lack of a better word) utilities for a new tenant in the future. Is there a contractor in SoCal who can install separate water and electricity meters for each of the 4 units?

Any information and/or contacts would be most appreciated. Thanks in advance.

I don't own any properties now, but will in the future through inheritance. My mother has used hand-written accounting ledgers for 50 years, but I'm looking into accounting software. What do members recommend? Quick Books for Rental Properties? Standard Quick Books? Other specialized accounting software? Thank you in advance for your insight and suggestions.

Does anybody know where I can take a course on how the City of Los Angeles rent control ordinance works? Not sure if "Questions about BiggerPockets" was the exactly correct forum, but I figured it was more appropriate than "Getting Started" which probably deals with one's first purchase. Any help directing me to a course would be very much appreciated. Thanks!

Just joined Bigger Pockets and I'm very excited. I am a salaried professional in another industry. I will inherit responsibility for managing an apartment building and a single-family home from my parents in the future. I want to learn everything I can so I can be ready, and add additional properties down the line. Loved Brandon's book and the podcast. I hope to contribute to the community, as well as receiving knowledge. Happy to be a member!!!
