Jon, thanks. That's what I thought. I just wasn't sure if there was a law that would hinder because of the past due.

I know for foreclosures you cannot get inspected but what about Pre-Foreclosure (EX: I personally contact an owner that is in Pre-Foreclosure)

Considering foreclosure homes. Would this be a good strategy especially if the loan has been payed down significantly buy the owner? I'm thinking to it would be a good opportunity to refinance? After a year or two. Thoughts?

Thanks and yes, currently I am currently full time and looking for a job in the same field. It would also be an upward move due to my current job being my first job in the field (3 years this month).

I plan on getting a house around November or December but currently looking for a new job. Same field of work just a different company. How long should I be at the job before the lender would consider me for a loan. I've been in my industry for three years if that helps. Should I wait until after I get approved?
