It's so close, but then I would be out of pocket for the additional rehab beyond 112k if I am reading this correctly. Really wanting the extra rehab dollars for this project and ARV is there. If I trim rehab though, it would help tremendously, but I am just not that much of a risk taker I suppose when it comes to building.

 Negative. A lawsuit was filed and an injunction was put in place. Business as usual until it settles.

 Hey! Yes, let me try to put a timeline on this....

Purchase + Rehab for $468,000
Rate and Term Refinance out at 80% of $500,000 ARV
Total loan amount is now $400,000
Total out of pocket costs is $68,000 (plus various fees of course)

I want to do the purchase plus rehab for 80% LTV, but not really finding any lenders that can do this. I have done around 50 deals, but only 5 with this model. Typically I use commercial lending which is 20% down on LTC regardless of ARV in most cases which would equate to around $90,000 and I want to drive that number down. I thought there may be a non-QM loan out there that can do this.

Good questions Aj, but I am planning on holding it. So I understand I will have to come to the closing table on a refinance with about $68,000 + closing costs. Its the down payment I am really trying to avoid on the front end. Tired of 6 figure checks going out for a single home like this I am running out of cash.

Looking for 80% LTV for a fix and flip then rolled into a DSCR or a fix and rent.

Deal points:

Purchase: $308,000
Rehab: $160,000
ARV: $499,000

We are adding an ADU to the back of the property. We have done this 5 times already and this would be the 6th one. Looking for 80% leverage on LTV to be out of pocket $68,000 and long-term holding rates in the 6-7%. Currently we have executed on this with commercial loans with local banks, but that is not the route we want to continue due to higher down payments ($100,000+) and higher interest rates at WSJ Prime +1 (sometimes +.5).

Are there any loan options out there I am missing to keep out of pockets costs under 100k? If you are a lender in the Dallas area I can meet up with you personally.
