Post: It’s time to begin my journey in building wealth

I remember when i first knew that real estate was going to be what i end up doing as my career/Life. Watching “extreme home make over” as a kid i loved it seeing the smile & tears of joy on the family faces walking in to their new home brought a smile to my face. As i got older i started to learn all the different ways i could be involved in real estate just opened my eyes to a whole new world. I started to talk to the people around me about investing and of course i had the people tell me i shouldn’t do it, it’s too risky & etc etc etc blah blah blah. Not knowing anyone around me that invest in real estate, and the fear of messing up has held me back long enough. I need to take action and surround myself with people who are like minded and encouraging instead of discouraging. I want to get my first property and I’ve been looking into duplex units.
Any quick tips on the process of getting my first investment property? 
I’m in the DAYTON OHIO surround areas

Post: Newbie !!! Should i find the deal or lenders first ?

I have a realtor that sends me listing about every other day, i working on building my credit and my capital at the moment. In the meantime I’m using a lot of my time reading books, listening to BP podcasts, and analyzing deals.

My goal is to find a duplex, triplex, or quad-plex to house hack/ BRRRR my way into saving capital and just to get my feet wet with my first property.

MY QUESTION.......

If i come across a deal and the numbers seem to work out, should i make an offer even tho i may not have the money ?

And knowing i may not qualify for a loan to pay.....

Should i pass on the deal ?

Because i know from reading and listening to podcasts tying up deals with no intention to buy is not Good impression to have going in to this business!

im using the 4 squares method i printed off of bigger pockets, and it crossed my mind is there any "4 square methods" for any of the other real estate strategies ?

Hey BP family, my name is Richard Gray III, i am 25 years old and always have had a love for real estate, ever since i was younger watching extreme home makeovers. I’ve had a real eye opener last year of life with the passing of my father. He work 30 years at GM and after his retirement really didn’t have much to show for it. 

I realize that that’s not how i wanna live my life, i wanna take the step to move forward to financial freedom for me and my mother. After many hours of listening to the bigger pocket podcast i have came to the conclusion that, house hacking could be and would be a great first step toward building my portfolio and over the years to increase little by little into triplex, Quads, and continue moving up. 

But i don’t really know where to start, my financial status is not good, and in my earlier years didn’t make many great choices when it came to my credit.

Is there any words of advice anyone would like to pass down to get me started on my real estate journey???
