Hello all you flippers!  I'm a Realtor in the Boulder/Denver area looking to get into fix and flips (I have some experience).  As such I'm looking to do a "ride along" with a successful flipper in the area.  I can help with PM'ing rehabs and discounting Realtor commissions if you're willing to show me how you do your magic.  Ping me and let's grab coffee to see if we can benefit one another.  

Homes in this neighborhood sell for 7 figures.  Great spec lot.  Looking for a local spec builder.  

I'm a realtor in the Boulder/Denver area looking to start flipping. I am obviously not new to RE, but new to flipping. I need someone willing to partner up and provide financing for the flips. I will be the realtor and the PM on the project. I have sub and contractor connections as well as friends/resources with flip experience. You provide the capital, I do everything else.

Two things about me, 1) I always figure out a way 2) I do things the right way... no shortcuts... no BS.

If you're willing to fund my first flip, you will be rewarded handsomely. I realize the risk you'd be taking on me so I'm willing to pay out the lion's share of the profits on this first deal. You make a great return, I get a portfolio flip.

I've been a licensed agent for over 20 year but I'm brand new to flipping.  It's why I got my license in the first place but I got caught up in transactional agency.  Looking to change that now.  

If any of you pros out there would be so kind as to give me your best single piece of advice for my first rodeo, I'd be forever grateful!
