Seeking Investor Split/Partner for Flips in Colorado

I'm a realtor in the Boulder/Denver area looking to start flipping.  I am obviously not new to RE, but new to flipping.  I need someone willing to partner up and provide financing for the flips.  I will be the realtor and the PM on the project.  I have sub and contractor connections as well as friends/resources with flip experience.  You provide the capital, I do everything else.

Two things about me, 1) I always figure out a way 2) I do things the right way... no shortcuts... no BS.  

If you're willing to fund my first flip, you will be rewarded handsomely.  I realize the risk you'd be taking on me so I'm willing to pay out the lion's share of the profits on this first deal.  You make a great return, I get a portfolio flip.
