I'm pretty sure there there has to be a closet, a window, heat source, and a door to be called a bedroom

I have a triplex in Philadelphia's Frankford section. I have 2 tenants that pay every month on the first, and never ask for anything. The third pays late every month, but he does pay, and he keeps the place in good shape. The two that pay on time every month have been there 8 years and 10 years. There are good people in these neighborhoods

Totally agree with Nikki Ramsey. I've used bleach, or peroxide, and in the worst cases, a product called RMR-86. Google that and watch the video. It's amazing.

For tax purposes, would a $600 roof repair on my rental property be recorded as a capital expenditure, or regular maintainence?
