A heat gun and scraper will work pretty good. You could put down underlayment, but it may not be necessary. Vinyl plank doesn't need a perfectly flat surface.

Cash For Keys is to save them the expense of a lawyer for evictions. REOs are notoriously slow. I have an offer in on one, and I know I'm the highest offer. Have been for about 2 months now and my agent tells me it could be another 6 months til we hear anything

I have a property that is a cash only sale. I'm 30000 short. I have good credit, BUT the only way I can get the 30000 is on my credit cards. My question is, since the additional 30k in credit card dept is going to raise my DTI too high to qualify for a mortgage, is there any other loan product that would work for me? If I was using the loan to pay the 30k credit card dept, would I qualify for a dept consolidation loan? Any loan officers here have any suggestions?

Thanks everyone, but I've decided to pass on this one. Found out the tenants haven't been paying rent because the old landlord hasn't been fixing things. I would have still went for it, but I also found out there's a laundry list of city violations too

I found a killer deal on a triplex. Seller is supposed to be motivated, but the current tenants aren't allowing anyone access to the property for the lady 3 months. I'm guessing they're afraid they may have to move. I've stated that I want them to stay, as long as they have a good payment history. The seller isn't doing anything about helping gain access to the property. My idea is to write an offer with a contingency that I gain access within 5 days of the offer being accepted. Anyone have any other suggestions? I'd really love to add this property to my portfolio.

I had an e book that Brandon had written about qualifying for a loan. My old tablet got smashed and I can't remember the title, or where to get it. Does anyone know the title and where I can get it again? Thanks in advance.

I have a tenant in the he top floor of my triplex who has been there for a year and had his gas shut off by the gas company. He said he thought that the gas which is in his name was included in his $400 a month rent payment. He also pays $90 late fees EVERY month on his $400 rent. I think I'll keep him
