Look to see how much of the work you can do yourself.

My wife and I remolded a basement from the ground up.  It is pretty easy if you don't go overboard.

My advice is only pay for what you cannot do yourself either because of skill or code.

I have a friend, who actually owned a property that was being scammed by the tenants. 

They sold the property out from under him to a 3rd person.  Took the courts over 2 years to sort everything out.

I am confused on how you sell a house that is in pre-foreclosure, if it does not belong to you.
Can someone explain this, in layman's terms?

My wife uses cups of vinegar to pull odors out of the air.  Works great with cigarette smell.

clean the vents as well.  There is probably decades worth of dust and probably mold in them.  Also have the furnace cleaned.

I know you are not supposed to ask for someone to mentor you... But how do you find a mentor?  My wife and I are BRAND new to this and really need to find someone in the Indy area who can give advice...   

Anyone that has or had a mentor, how did you meet them?
