If you spent $120K on the purchase and rehab and the ARV is $150K, the most you'll be able to refi at is 80% of the ARV or $120K. Unless you get someone with private money to give you a mortgage at $100% of the value, a bank won't give you that. (Unless you're going to live in it for a year and get an FHA loan).

Hey Shana, 

There is a great company called Cama Plan that assists people in investing retirement funds and cash. They specialize in helping people lend money. They handle a lot of the paper work and contracts. It may be something to look into and educate your self on. I invest in Berks Co but my lender is from Lancaster Co and I pay 12% which is pretty normal for our area. @Jason Krick  Credit union? I'm trying to find the best ones to work with. The one I use has 20 yr Am at 5.75%. I'm looking for a longer amortization

Amazing first deal! Takes a lot of courage to go after something with nearly $80k in expenses on your first deal.
