@Bawo Ayomike This was a number of years ago. I believe there weren't any major issues. I just add $2-$5k to the rehab of any property I buy that doesn't have the water turned on. That covers any instance that I may have to repipe the house. 

@Damaso Bautista Sounds like a great idea but if there is a burst pipe and it causes a lot of damage I'd be liable for that. A pressure test is much safer

@Chris K. it will definitely be difficult to speak to him and try to convince him to start the process of selling. I'll have to do as much research as possible to convince him selling is best. Thank you

I contacted the owners of a home that is obviously not being taken care of. The owner who is in her 90s is in a nursing home. Her son told me they can not sell the home till she passes away because her medicaid is somehow attached to the property as collateral I assume. Has anyone dealt with this? Is there any way I can get control of the property via a lease option or something of the sort?

I am looking for someone with years of proven experience in finding deals to show me their system and help me implement it in my area. 

I am willing to pay for this or give a percentage of all sales for a period of time if you are willing to show me your system. 

I am not looking for a professional coach or a education system. I am looking for someone who has a working system in their area that would like to expand their business and grow a relationship.

I am looking to purchase a condo, home or multi in Ocean City MD. I've tried looking for county lists of foreclosure auctions and haven't been able to dig much up. I did find a tax auction list for the whole county but it did not provide address so I'm not sure if any of those properties were even in OCMD. 

If anyone has any information on OCMD auctions, or maybe has some leads on dilapidated vacation rentals in the area, please let me know!

Patrick, look up Jorge Diaz. He is my agent, he is excellent. Young guy but he's the hardest working agent in the county. He also flips and has rentals so he knows what a deal is and isn't. His email is TrustDiaz@gmail
