Great info. Thank you. I'm working on my first multi\first investment property and I'm trying to get as much information from the past as possible. Some of this would really make a difference in the initial offer itself. I have looked at the BP calculator and was wondering where do you get most of the numbers, are a lot of these numbers estimates?

How do you get as much info as possible from previous owner when calculating a property. Things like existing tenants lease agreement, or rental history or any incidents with tenants in the past. Maybe even things like past repairs, past rent increases. Is it rude to ask for a full disclosure before making an offer?
