Getting Info from previous owner on MultiFamily

How do you get as much info as possible from previous owner when calculating a property. Things like existing tenants lease agreement, or rental history or any incidents with tenants in the past. Maybe even things like past repairs, past rent increases. Is it rude to ask for a full disclosure before making an offer?

it depends on the seller, some sellers feel offended when asked these questions and some  don't. Just depends how good of record keeping the landlord/PM is. Don't for get to ask for rent roll
