Post: How to wholesale as an Agent?

I have a question for agents that wholesale properties. I got into real estate as a wholesaler a few years back and just recently got my license in Texas this past summer. My question is how does wholesaling work when your licensed? And does my assignment fee count as a commission and go through my brokerage or do I just get paid from title as usual?

I would just make sure that the numbers made sense and that you can close on the deal. I would leave the Realtor out of the equation unless you needed comps for the property and had no other way of getting them.

I am introverted and I speak with alot of people everyday. I start my mornings Monday-Friday cold calling for leads for 3 hours then I go out on appointments and on weekends you can catch me door knocking. Being an introvert doesn't mean you aren't good with people it just means you recharge or regain energy by being alone.

I am currently reading Commercial Real Estate for Dummies by Peter Conti and it has a lot of good information from deal analysis to how to make offers and build rapport with brokers/sellers.

Hello, my name is Richard Adam and I am a real estate investor based out of Austin, TX. I am quite new to real estate investing and have only closed a handful of residential wholesale deals with the majority of them being in Dallas, TX. I have been passively reading threads on BP and decided to start becoming more active in the BP community. Although the deals that I have closed have been residential, I have a strong interest in learning about and becoming involved with commercial transactions.
