Is anyone using a business trust to hold assets instead of an LLC. Is this permitted within a SD RothIRA?

In first position, I currently seek a minimum of 10% APR, and I always ask for a Personal Guarantee. 1 year term, principal+interest to be payed at the sale of the property. I have had a couple loans go over the initial one year term (On 7-9 month initial projections). One worked out fine, one had a palatable extended work out.

Not sure how you want to use your funds, but if you want to fund flips: -1st position note -partner with a proven rehabber who can provide past purchase, rehab, and sales amounts -ask for a personal guarantee -fund a small amount on initial loans -inquire about how often and how they will communicate project progress with you -request a referral from other satisfied investor -did I mention, use a proven rehabber with a documented history of successful projects
