If you insist on having a maintenance plan, BGEHOME, in my opinion is a decent company to deal with (Not sure company recommendations are allowed here).

Hi, I looked it up. The larger units with 2-car garage are renting for anywhere from $2750-$2950, so the rent you mentioned is reasonable. You may try slightly higher by $150 or so and see if the market gives it to you. It's all about supply and demand at the time the unit hits the market.

$550K? For a single family? Unless it is an older home, it's harder to find these days. I am being biased here as I personally like colonials, that are mostly built from the 1990s. Frederick County along I-70 (New Market, etc) may be your best option at that price range for newer built homes and highly rated schools. If you are willing to settle for larger THs, many the size of single family homes, look into Urbana, MD, also part of Frederick County or Clarksburg, MD which are closer to Gaithersburg.

Hi Natasha,

I am an agent in property investor in PGC. I have sold to room investors in areas bordering DC area, areas such as Takoma Park which have direct access to transportation, whether that be the bus line or walking to Metro. Another area where this arrangement is popular is College Park/Hyattsville, with mostly students renting rooms. For entry level professionals, I see this mostly in Silver Spring area (MC), or places near Metro like Largo/Springdale (PG) where young professionals looking for quiet suburban life flock to. Thanks

I believe you may not arbitrarily charge a "fee". You may only charge the tenant if you actually incurred costs to remedy the damage, and, this cost must be presented to tenant in terms of repair bill and receipts for payment of the bills.

I am not complaining that a lower offer wasn't taken. That is not my point.

I am questioning whether there is even a real bidder on the other end or it's simply the site vs. the bidders. 

If it's a matter of winning bids, I have won several on HUBZU, however, I always wondered the same thing as to whether the bidding war is against other real bidders or simply the site operators. at least with HUBZU, no such abnormalities were observed, where the rules say $5k increments but a winning bidder does it by $1k :-)

Did you read the terms of the auction? Did they state that the could negotiate with bidders or that the auction was an absolute auction? This is a private auction, correct? And not a trustee sale governed by the state laws.  Either way, you didn't have the highest bid. 

I've won dozens of auctions in multiple formats from the courthouse steps to the 'online' pseudo-real auctions. You need to know the game. I've never seen someone complain that the auctioneer didn't take their lower price. That's priceless;)

Who knows? Maybe the $195K guy will drop out. Then maybe your $194K will win. Unless they decide to re-auction the property. Read the rules... it's in there. They can if they want.

In this case, the rules said $5K bid increments. Our confirmed bid was $194K. How could there be a "winning bid" of $195K if the rules says bid increments are $5k? If the highest bid was $199K, there would have been no questions.
