they’ll eventually settle into staying in your property. They will most likely shop around and notice rents around the area are significantly higher than what your asking. You should be fine

Why fight to stay in a place where you are no longer welcome nor happy? I would pack my stuff and leave.

My NEIGHBOR HAS a nice size tree that has over grown HIS back yard. The tree limbs are over grown and are hanging over my side of the property. I don’t mind cleaning the fallen debris from it since it provides shade in/onto my property. But My ONLY concern is the following. There is a nice size tree branch hanging on my electricity wire that comes down from the City Pole into my fuse/relay/electricity box. 

1.Who is responsible for the upkeep of the tree?

2. Who is responsible for damage caused by the tree? 

3. Can I cut the branches on my side of the property? 

I heard that if I cut the branches over hanging my side of the property and I damage the tree I can get sued?? 

Anyone have any advice?  

Again, tree is in neighbors yard.

I purchased a 5 plex unit in California. The Property is NOT under rent control. All my tenants are month to month. And I pay for the water bill. I’ve been told by a tenant that everyone uses the water hose to fill up portable pools,wash their vehicles,spray the sidewalk and driveway.When my lease clearly states NO CAR WASHING on property. I feel as if they are wasting water just because they can. While I’m trying to conserve it. Specially since California was in a Serious Drought. Can I legally place locks on the spigots? Does anyone have any information on this? IM NOT TURNING THE WATER OFF IM JUST LOCKING THE OUTDOOR SPIGOTS. Thank you

BRAVO MY GOOD MAN BRAVO!! 👏🏽

I simply don’t see nor understand the way tenants think. We as landlords work hard to buy and maintain these investment properties. If I WAS a tenant and a landlord asked me to leave. I wouldn’t think twice. Y??

#1 I don’t own the unit/apartment so why fight to stay there?

#2 there’s so many apartments in Socal why stress over that 1??

#3 Why stay in a place where I’m not wanted? 

It’s like your spouse asking for a divorce and and you take them to court and tell the judge that your not wanted anymore...

Booo hooooo....  pack your sh*t and keep going..... that’s just my personal opinion on this. I wasted time and money.  

Sorry for not updating you guys any sooner. I’m going to share my expirience with you guys. And hopefully we all learn something from this and think of a method to put a stop to EXTORTION. So I was in the process of renovating a particular unit of mine that was occupied. I didn’t want the hassle of only working during a specific time of the day. Or worry about noise complaints ect ect. So I decided to make it easy and play it safe on my end and serve this tenant with a 60 day notice to vacate the unit/property. He was a month to month tenant in a NON RENT CONTROLLED city in WHITTIER CA. 60days went by and he was still in the unit. I filed for an unlawful detainer. I got a response from his attorney for my lawsuit. And his attorney was requesting a  jury trial. I was shocked why a jury trial? Long story short I received my trail date. We settled out of the court room. He wanted $$ from me or said he would take me through a jury trail. (Not in those words but you gets the picture) EXTORSION at its finest. I simply responded to him and his attorney and said to them that I was not Going to pay them anything. As a matter of fact he owed me a months rent. We settled to drop everything. If he left that day. I lost a months rent. Lawyer fees. Time and I also lost alot of respect towards humans.

Thank you to everyone at BP for their concerns and feedback. Everything everyone on here is saying is taken into consideration. I’m not sure what he wants he was properly served with the notices+ I’m 100% sure he’s on a month to month that he himself signed. I guess there’s just people out here in this world so unhappy that want to make someone else’s life like theirs🤷🏽♂️

He moved into the property in Oct of 2016 and I gave him his notice to vacate the property in December 2017. I’m just waiting for my Trial date. Thanks guys for all the comments
