Yes, the retail market here is definitely hot.  It's an interesting time here with a lot of moving parts.  There are two notable tax programs for developers in the NIZ in Allentown and CRIZ in Bethlehem.  Both are incentivizing developers to build, and they are in a big way.  It's bringing in some large companies in the commercial sector which is driving an increase in residential demand as well.  Plus, the outskirts still have farmland available and there is new building growth towards the Macungie area.  And it's certainly not without an FBI investigation into a "pay to play" scandal with the Allentown mayor to keep everything interesting.  Exciting times in the Lehigh Valley.

I agree completely with JD with regards to what to do with them. As for a recommendation of cards with points, my wife and I have been really happy with our Barclaycard Arrival + card. There is an annual fee, I believe $89 (which I'm typically against), but the rewards are great and simple to use. You get points for all purchases which can be applied to any travel charges charged to the card. The bonus is every time you utilize your points, you get 10% credited back to your rewards, which separates it from the comparable Capital One Venture card. We have routed as much of our spending as possible through the cards and fortunately/unfortunately rack up points pretty quickly. Anytime we travel, it's mostly covered by points. Something to consider...

Great work with the list and thank you for posting. FYI, Dietrick Group, LLC no longer handles residential rental properties. I previously worked there and the brokerage and property management divisions were purchased and merged with Colliers International, a commercial real estate services company, in June of this year. To my knowledge, Colliers is not actively taking on new residential property management clients in the Lehigh Valley. If you have any commercial RE property management needs, however, I would highly recommend Colliers.

Hey Matt,

I'm a local RE investor and agent in the Lehigh Valley.  I'm not looking to house hack per se, but am always looking for multi family properties for buy and hold.  I'd be interested in learning more to see if it would be a good fit to purchase.  With that being said I think Charles makes an excellent point.  If you do decide to end up keeping it, I'd be happy to discuss assisting you renting it (if that's a specific concern) or putting you in touch with a local property manager to help alleviate any management concerns.  With one toddler of my own, I'm learning all the joys and struggles of juggling multiple things at the same time and can only imagine two additional kids in the mix!  Feel free to contact me to discuss further and either way, best of luck!
