Thanks @James Martin

I'm trying to get some solid input re that area and our neighboring areas.

I'm definitely open to being schooled re this general area to help get a feel for it. IM planning a trip out there very soon and went to get an idea on areas to focus on.

Memphis is a big place so I'm assuming property management companies and brokers may have a more substantial  presence in certain areas.....?

Appreciate your time and input!

Looking to connect wth an agent that is very knowledgable in the 38128 area in Memphis.  I am looking at some houses to purchase for investment and need a solid agent to represent my best interest in this area. I am not from the area and don't wanted to get "blanked" by listing agents that are just trying to make a quick buck.

Any help would be appreciated.

Thanks

You named some,,, driving and researching vacant land against property records, out of area owners, direct mail efforts and delinquent property taxes are a big producer for me.....

And of course, checking for utility availability and existence is key factor! Happy Hunting!!

Yep. Putting location in location with dial in your responses so you don't get a bunch of general posts.

@Karen Schimpf - I currently commute back and forth to TX from CA and have a local bank near WACO that I have a long standing business relationship with, and have done a multitude of loans.  In SC, I would employ the same strategy. My SC business will channel incomes and expenses through the chosen entity and I have a proven record of such processes.

I do though definitely understand your point. Thanks

and @Russ Scheider - Thanks for those recommendations. Much appreciate it. I have had a rep from Lima One reach out to me behind this post! I will also keep First Citizens in mind when I open a business account to fund projects through, etc....!

Starting to dig into the South Carolina Greenville & Spartanburg market. Focused primarily on multi-units, but will consider 1-4 units. Need help making some banking connections in these areas that are investigator friendly, etc.

Any help is appreciated. Much Thanks!! Rob Harris
