@Gary Siver it just doesn’t have any flooring and kitchen looks like it needs done. Since I would be selling to a rehabber I naturally assumed they would be doing low end renovations based on the fact it’s in a C level neighborhood

Thanks for your response. It’s sad how so many people are afraid to invest in themselves. Everyone at the top of their game on their respected fields usually had a coach.

I was asking just to get a guesstimate of what the repair cost might look like in the event that I wanted to wholesale this property to a fix and flipper I know.

I'll have to call him back and try to extract more information from him. He really seemed oblivious to it all.

This evening I had a discussion with a potential seller only to find out that the city had taken possession of his property. He mentioned that last year he tried to sell it but the city would not allow it. 

There was lots of ambiguity in regard to how to get the city to release the property so he could sell it. 

After doing some research I found the most recent transaction was to an Asset Management company but there was no Grantor and no Sale Price in the transaction record. 

With this said, does anyone have experience with this and know how to get this type of thing cleared up so the city will release the hold on the property so that the owner call sell?

Hello everyone, 


I'm new to investing and trying to get a general idea from people with flipping and/or contracting experience. I know this will vary from market to market.... I personally am in the Columbus, Ohio market. 

What I want to know as a general rule of thumb, round about how much is the cost to do a basic remodel for an entire kitchen, 1.5 bathrooms, and all of the floors in a 1000 sqft house?

I'm no expert at this but I am experienced (with RVM) and from what I've read I think that a lot of you who keep getting cursed out are just talking too much in your messages. I'm new to REI and have never run a campaign for it (yet).

But I have been involved in online marketing and other business opportunities for many years and I cannot recall one time being called back by a person who received a VM and they were driven to leave a nasty reply. (Voice Broadcasting, YES)

My personal opinion is that if you were getting responses, that's good. Perhaps you may need to refine your approach and say a lot less than what you're saying and try to get people to just call you back out of curiosity and THEN try to reach your end goal. 

BTW... I was curious if any of you who've actually used Sean's service know round about how much he charges per RVM? 

From my research it looks like he charges $800 per year. 

There are actually many alternatives on the market that you can access for free. I guess if you have no idea what to say that you might need to pay for a script, but I'd probably try to eliminate that exorbitant fee.
