Maple Heights at $56,900... $900 rent ... too much to pay. I have 10 of them uner management that my investors would love to sell at that price.

Licensing does not make wholesale less problematic. In fact is is most certainly a violation of license law to wholesale real estate because a licensed agent is legally required to put his clients interest above his own. If you have a client who wants to dump his property for $30,000 and you know you can wholesale it for $50,000... you would be obligated to use your best effort to get that seller $50,000.

The problem I have with wholesaler's is that they just don't get this simple concept... and will stand up in front of 100 people and argue they love helping people... and cashing them out of this property for $30,000 is helping them.

This will be a short sale, so I am wondering if the fact of the bank changing the locks without permission, gives my client (current owner) any opportunity to get a more favorable bank approval.

Hi

I am wondering if anybody knows the legal basis whereby a bank can instruct their asset manager to break into a home in Ohio and change the locks that they do not own. The situation is that the homeowner has asked the bank to consider a short sale, but he still owns the property and the property has not even been listed for sale. I have seen this happen twice. The owner did not give permission. Does he have any legal recourse against the bank. Akron-Cleveland area.

Ronald, what kind of work are you still looking to job out... what do you mean by "a handyman who will finance"... Do you mean, you want to find a handyman who says "I do the work now, and you pay me later"?

Hi everyone

I see a few turnkey deals posted here every day or so. When Cleveland area turnkey properties are posted for sale, are they typically available for showing?  By definition, they are tenant occupied... So do most investors buy turnkey "sight unseen" based upon the numbers and credibility of the turnkey opportunity, or do they tend to get showings just as any other for sale listing?

I have a number of properties that I manage, and I am considering offering them for sale, but it is always a pain in the butt to show when tenant occupied.  Any insights or points of view on this would be appreciated... especially from turnkey providers, or those who have purchased turnkey properties.
