@Karen Margrave to add to what she said, a nonprofit 501c3 is only for tax purposes. A nonprofit can make unlimited money, the money goes back into the organization and not to one specific person. However, you all will be paid a salary. I ran a nonprofit housing development company with 300+ units. Funding is very difficult. Typically, it involves partnerships with equity firms. Keep in mind that they provide funding for certain neighborhoods, which adds to other services we provided. I would be more than happy to answer more of your questions via phone call.

From my experience, tenants can transfer their voucher at anytime, so mentioning a lease doesn't matter. He'll be able to move and a landlord that accepts section 8 will take him. As stated above, I would return one months rent.

@Tierra Petersen I purchased the course a week ago. I find it to be a bit wordy. I rather just stick to the main points. I took another course for licensure in a different state and it taught me how to pass the test, not every single detail about real estate. I prefer test material only. I have asked for a refund (7 day policy) and I am now waiting for a call or email about it. The website is easy to navigate and well designed.

I should’ve said paid experience. I have taken home remodeling courses in painting, drywalling, and tiling. Therefore, i am familiar with those areas but I haven't worked on a project outside of class. I am hoping to work for an investor that is not utilizing GC’s but do some or all work themselves, which will allow me to learn more.

Hello, I am interested in helping out an investor in the Los Angeles and Orange County area with rehab work. I am willing to work for free to learn. My experience is minimal, besides a few DIY projects around the house. I am taking my real estate salesperson courses.

Hey! I was born and raised in STL, just relocated to Los Angeles as well. I think it is a great market. I worked in the industry and I am still connected with many agents/investors. I don't think there are any plans to stay away for those reasons you listed. STL has several great neighborhoods and with the development of the NGA, it'll get better.
