Has anyone participated in the Brandon Turner's BetterLife Tribe program? Looking for success stories or other experiences , positive or negative, range of costs, etc. I cannot find any reviews on BP or other sites. That seems odd to me. From the public website,

The age and the condition of the homes are important factors. What are current rents vs market rents? Lastly, is there onsite management and/or maintenance? Not sure if these parks are large enough to support it.

Been looking into this as well. Rod's resume and Lifetime Cash Flow book are impressive. Not sure how much, if any, up sell there will be. There is another BP (Sumrock vs. Khief) thread that states his one-on-one coaching program is $15k upfront and $1900 per month. I can't verify that but spending $37,800 for training (assuming a year) would only be worth it if the coach provided access for me to sponsor my own deal. 

thanks Tarl. I like the idea of reusing the same design scheme for each house. Am I right in thinking that your company has a project manager to handle the GC duties? If u are handling roof, electrical, plumbing, flooring etc then it sounds like your company is basically acting as GC. Handling the scope of work, project flow, change orders, permits, design, picking up materials, not to mention different subs personalities is a full time job. 

I know another investor here in my area just hired a project manager.  he probably does 7-8 flips per year and is much happier not being in Lowes and Home Depot every day!  However your company handles the rehabs, congratulations you have figured out how to be successful in a highly competitive and expensive market. 

Great post and renovation. Who does your design work? Also, are you including a contractor fee in the $68k number? I am asking in relation to our market in Charleston, SC. Contractors are charging anywhere from 30-50% over cost to manage the project. Most reliable, licensed contractors won't touch anything under $100,000. 

Pavs your numbers are impressive and you are setting yourself up with passive income for the rest of your life. i have a question regarding the 4bed 1bath you mentioned. I am assuming it is at least 1500 sq ft. A total rehab, even for a rental property, is minimum $25 per sq ft+. Add in contractor fees (currently 25%-40% of costs). I am assuming you are using a contractor due to your time constraints.

Therefore it sounds like the rehab would be $50,000 + $15,000 (30%) = $65,000, maybe more? Am i close? if you are not using a contractor, how do you handle such a massive job with very little time to manage the project?

I have been a member of my local REI club for 5 years and have made good contacts during that time. However, recently the meetings tend to mainly be national REI Gurus pitching courses or coaching. Also, the dues have increased from $129 per year to almost $500 per year. To me, the dues should stay low or be free if you are "being sold" at most meetings.

The clubs should mainly exist for networking purposes. It's obvious to me that that the club leaders are bringing in gurus to pitch courses or coaching without looking at their track records. Think about it, when a guru comes to your town, sells 10 -20 courses at $1000-$2000 each, that really adds up month after month.

$10,000 - $20,000+ per month split with REIA leader(s) =$5000 -$10,000+ income per month. The clubs don't cost anywhere near that much to run (the dues pay for that). Not to mention all the upsell boot camps, etc.

Personally, I don't know anyone in our club that has achieved the goals that these mentors (gurus) pitch. You would think that we would have at least one success story by now or one "financially free" that retired from buying a course or coaching and following it.

Also, the coaches refuse to do deals with students. That is exactly who I would want to do a deal with, someone that is more experienced then me. If there is money made from doing a deal together, then it's a win-win.
