 Outside of Savanah, called Ellabell.

 So far I've only done long-term buy and holds.

An upportunity has presented to buy 6 acres in an up and coming area to subdivide and develop a subdivision.

There is an easement on the property with powerlines that goes through  most of the property diagonally.  I am not a developer, but would like to dip my toes in the water. 

How much of a challenge would the easement pose in trying to subdivide this land?

@Allan Smith Where do you think the labor force will opt for housing? What's the nearest city?

I just came back from a vacation to GA and heard about a Mega EV and EV battery plant under construction outside of Savannah that's opening up in 2025 that's expected to employ 8100 people.  

Would a mega plant boost the local economy and real estate market? What kind of appreciation could one expect in the class B SFH market within a 10 mile radius?

Has anyone here converted an existing medical/commercial space into a dental clinic? How easy or difficult is it?  Can any commercial contractor do the job given the blueprint that's done by a dental office designer and architect?

@Luke Hadden  historic low interest rates is the only reason cash out refi is more appealing to me.

If you had equity in your rentals and wanted to leverage that to purchase new rentals, given today's market, would you do HELOC or cash out refi for down payment on new properties?

@Jaysen Medhurst I have, but they the HELOC rate is not fixed and with historically low interest rates, I would rather have a fixed rate. Also the current mortgage rates are higher than the current market rate, so I'm hoping for a lower rate when I do a cash out refi.
