I know this is an old post .... but wonder if anyone has come across a comprehensive list of national tenants that generally do ground lease or build to suit? and their land acreage, traffic count, household median income, population growth requirements?

What class properties do they manage for you?

I'm looking to connect with property managers in SE Georgia, Ellabell, Pembroke area.

Are referrals/recommendations would be appreciated!!

I assume you already have a property correct? I am from Savannah and know a few people!

I'm still in the process of interviewing pm's.  Who would you recommend in Savannah?

Gotcha. How much is the total amount of the investment? What type of property is it? What state is it in? There might be ways to minimize or eliminate the tax hit. PM me if you want to schedule a call and bounce ideas off of me. I'm happy to chat. We've had to get pretty imaginative over here over the years.

I don't have an accepted offer yet, but will sure hit you up when I get there!

Personally, I wouldn't at this point. I am assuming that you are under the age of 59 1/2 and you are still at the job where your 401K is from and you can't roll it into a SDIRA to invest from there? If you've moved on from that job, then that is the very simple answer. Another question might be can you borrow from the 401K? If so, how much can you get? Is it enough to be the down payment, closing costs, and reserves on a property? You can then borrow the rest from a lender. I don't know your tax bracket, but that could be a massive hit.

yes, in my 40's in a high tax bracket already, so cashing out my 401K would put me in even a higher bracket!

I can only borrow $50K max which would help but I need more than $50K

Is cashing out a 401K to invest in RE a terrible idea?

According to an online early cash out calculator, I'd be paying a hefty fine and taxes on the balance, receiving less than half the current balance.  I've been contributing to my 401K for 10 years now!!!

But if the deal goes as expected, the loss in fines and taxes will be make up in no time.

Any advice or feedback is greatly appreciated
