I am working with some investors and I have a buyer who is looking at a potential commercial discounted property in the range of 23M

I would like to have something in place with the buyer/investor before I establish the opportunity on this transaction.  If I can get some help in structuring a deal so that the seller (who is a trader getting some amount of control over the asset from the bank, at the moment) doesn't circumvent me in order to be able to offer this distressed property.

Could anyone please show me the contract needed to take control over a property that I would like to flip with a potential investment partner?  

Something that just covers the basics and covers me so no one goes around me.

Also, if there is some short, type of agreement between me and the potential investment partner as to his funding the deal and our splitting the profits.  I would appreciate your suggestions and advice!

I am so happy to have found this forum. I have signed into both forums so that I can further educate myself and proceed with this exciting area. I have some very nice relationships with REO commercial assets and portfolios and would love to connect with an investment partner to be able to flip these. Your advice and guidance is so important to me, to have sincere guidance is what I need.
