Hi m1marlow,

thank you for your response...

fortunately and thanks to Donald Trump... American Finance Companies are offering financing for Real Estate purchases in Mexico... You get the best interest rates available today....

In regards to financing the individual property lots, we offer in-house financing, requesting only a 10% down payment, 8% interest for 15 years.

To finance a house, we are currently using Laredo National Bank. There are many others as well....

If my signature does not appear below with the web address, please send me a private message with your email...and I will send you the web address, where you will find a lot of important information.

thank you very much for your questions..and have a Happy New Year!

Right now on the coast of the Sonora State in Mexico...in "Kino Bay" or "Bahia de Kino", we just started a pre-sale on our property lots, located in a gated community of over 320 future luxury homes.

These property lots will double or even triple in value within 1 to 3 years.
Find out what proyects will detonate this area.

excellent ocean view, beautiful sunsets, excellent weather.
75% of the population are Americans, 15% Canadianas and the other 10% Mexican Nationals....

English is the prevalent language spoken there...

Excellent retirement community.

pm me for more Information about this development and to learn as to why it is an excellent investment opportunity.

thank you vey much,

thank you for your comment...

"Reuters" is the one who made that statement, and they have a very nice article...I wish I could post the web addresss....but if you pm me...I can forward it to you...

you are right on your statement..that people retire where they live..... but I am talking about the % that will not continue to afford living here in the USA....

Many of these almost retired people did not save for retirement for whatever reasons....and will only rely on SS and perhaps a small savings.... this is a hard known fact....

Great for those who will continue to afford living here..... the good thing is that there is an option.... and many Americans are going South of the border....

Mexico is still close....where they can go back and visit their loved ones or they can be visited there as well....

thanks for your comments,

Hi everyone!

retirement and where to retire it is definately a topic to discuss....

and it seems that Mexico is the #1 choice to many Americans....

Why?... for the fact that it is a neighbor country, friendly people, it requires a very low income to live there...

within the next 10 years 78 million "Baby Boomers" will retire and at least half will not have enougth money to continue living in the USA.

Let's look at the options.... continue lving in the USA with little or no money..... depending on relatives and other institutions....

Or living in Mexico, enjoying and living a decent life...

Mexico is now the home to thousands of Americans and Canadians.... and I can name a particular spot that the mayority of people living there are Americans.

I am sure that you have many questions concerning this topic, and I welcome your questions and comments.....

questions such as ...

can foreigners own real estate property in Mexico?

is it safe to purchase real estate in Mexico?

what about property taxes?

how much will it cost me to build a house there?

financing to purchase Mexican real estate?

etc. etc. etc.

thank you very much and looking forward to your questions and imput to this subject....

I appreciate the information...This forum is very informative and I will value its resources....

to answer your question Wheatie about the safety of property ownership in Mexico...

Any foreigner can legally buy and own property in Mexico. But when it comes to property within the restricted zone (31 miles from the beach or 61 miles from the border) it must be purchased by using a bank trust or “fideicomiso”. The initial term of the trust is 50 years, and it can be renewed for additional periods of 50 years indefinitely.

“The mechanism by which the trust is created is simple. The Mexican Foreign Ministry issues a permit to a Mexican Bank, allowing the bank to act as the purchaser for the property on behalf of the beneficiary. The purchased property is placed in a trust. The bank is the “Trustee” and the actual purchaser is the “Beneficiary” of the trust.”

The Beneficiary has all of the property rights such as use and possession. He or she can also rent the property, improve it, sell it, etc.

The bank trust or fideicomiso offers judicial security to any person who wants to buy property in Mexico within the restricted zone and with U.S. Financing, U.S. Title Insurance, and escrow services; you can feel safe investing in Mexico.

Another important safety factor....most new developments including ours, are being handled by Stuart Title Company...which it is one of the most recognized title company in the world.....

Do take caution about doing any questionable Real Estate transaction, many properties in Mexico are tied in legal issues and most of them take years to resolve....do look for an Attorney who specializes in Real Estate Transactions.

Stuart Tible will assist anyone in the purchase of property in Mexico...it will cost you a little bit more.....but you you will have peace of mind knwoing that your transaction is 100% secured.

Perhaps you've heard horror stories about the Mexican government taking away property that people bought many years ago....built a house on the property....but only to have it taken away by not following all the safety issues mentioned above....

yes...it is true.... people bought property without making sure that the person who was selling them the property were the real owners......

One word of caution.....Trust no one when money is involved.... use this rule and you will be just fine.....If in doubt.....don't....

One more thing that I want to share with you guys.....

Routers have named Mexico as the best place in the world to retire...

within the next 10 years 78 million + "Baby Boomers" will retire...and Mexico will be one of their first options.... It is something to think about....
more on this subject to follow....that will be tied with my projects.

I noticed that there is no "Retirement" section in this forum....

perhaps it can be included.....

I welcome your comments and questions,

thanks again....

I worked for The Goodyear Tire & Rubber Company.

A hectare is equals to 2.471053815 acres... 1 hectare = 10,000 m2. or 107,639.104167098 sf.

One question... how can I mention about my projects and investment opportunities without getting kicked out of the forum?

Is there a section where I can do this?

thanks and I appreciate everyone's help and comments

Hi REI and thank you for the welcome to BP.

I am from Southern California, married for the last 27 years, with two adult sons....

My background was in the Automotive Industry, working for a very large company in the administration part of the business....

I decided that I needed something more than just a 8 to 5 job and looked into the Real Estate Industry......I've been doing this business for the last 15 years and found a very nice side to this Industry...

As an International property locator.... I have looked for property in North, Central, South America, Doninican Republic. I do network with Property Locators from other parts of the world, such as the UK, Spain and Italy.....

My main focus right now is just next door to us, Mexico... for the last 12 months I've been working in an area on the coast of Sonora that is ready to explode...and excellent time to invest....with the potential to double or triple your investment within 2 to 3 years.

threre are too many factors that will detonate this area and cause it to drastically increase in value...

Here are just a few of the projects taking place there:

A coastal highway is being built from the Arizona border all the way down the Coast of the Sonora State 350 miles long and to be completed by the end of 2008.

A nautical ladder is being built and to be completed by 2009. You can google it and find more about it... it is very interesting....

29 marinas are being built in that area....to be completed by 2009

A brand new golf course just 3 miles away from the gated community.

[POST EDITED TO REMOVE PROMOTIONS]

I hope this gives you a better idea as to what I do and I welcome any questions and comments.

thanks,

rerobles

I was a biggerpocket member before the website was updated...

I am an International Real Estate Investor/property locator... specialized in finding key investment properties for buyers .

I also promote properties and developements for sellers, properties that are expected to drastically increase in value within a very short time.....meaning 2 to 3 years.

I would like to share some of these properties with serious investors, that can quickly indentify the investment and profit potential.

I am glad to be back again....and looking forward to share information, and also learn from all you.

thank you very much!
