to answer your question Wheatie about the safety of property ownership in Mexico...
Any foreigner can legally buy and own property in Mexico. But when it comes to property within the restricted zone (31 miles from the beach or 61 miles from the border) it must be purchased by using a bank trust or “fideicomiso”. The initial term of the trust is 50 years, and it can be renewed for additional periods of 50 years indefinitely.
“The mechanism by which the trust is created is simple. The Mexican Foreign Ministry issues a permit to a Mexican Bank, allowing the bank to act as the purchaser for the property on behalf of the beneficiary. The purchased property is placed in a trust. The bank is the “Trustee” and the actual purchaser is the “Beneficiary” of the trust.”
The Beneficiary has all of the property rights such as use and possession. He or she can also rent the property, improve it, sell it, etc.
The bank trust or fideicomiso offers judicial security to any person who wants to buy property in Mexico within the restricted zone and with U.S. Financing, U.S. Title Insurance, and escrow services; you can feel safe investing in Mexico.
Another important safety factor....most new developments including ours, are being handled by Stuart Title Company...which it is one of the most recognized title company in the world.....
Do take caution about doing any questionable Real Estate transaction, many properties in Mexico are tied in legal issues and most of them take years to resolve....do look for an Attorney who specializes in Real Estate Transactions.

Perhaps you've heard horror stories about the Mexican government taking away property that people bought many years ago....built a house on the property....but only to have it taken away by not following all the safety issues mentioned above....
yes...it is true.... people bought property without making sure that the person who was selling them the property were the real owners......
One word of caution.....Trust no one when money is involved.... use this rule and you will be just fine.....If in doubt.....don't....
One more thing that I want to share with you guys.....
Routers have named Mexico as the best place in the world to retire...
within the next 10 years 78 million + "Baby Boomers" will retire...and Mexico will be one of their first options.... It is something to think about....
