Welcome to BiggerPockets! Sounds like you are getting the best education possible in Rental Properties - by doing it yourself! People will read books forever and actually never make move, congrats on actually doing it.

I work with a wholesale company based in Southfield. It is not uncommon to get a Dearborn/Dearborn Heights Rental property - all in rehabbed for 30-35k.

What areas have you been focusing on?

Hahahah!

"Trust me" is a classic one.

One of my personal favorites is someone who self-proclaims to be a "expert."

If you are an expert you don't need to tell others, they can make their own judgement.

I want to have a little fun with this post...what are some of the signs you see when dealing with investors that tip you off they are wasting your time?

Welcome to BP!

The best advice I can give if you are going to be managing the property yourself is to set the tone on your first contact with the potential tenant.

Think back to when you were in school, you knew based on how the teacher was if you could mess around the entire school year, or if it was serious business. Same thing goes with tenants. If you are firm and strong up front, it sets the standard which will not be compromised (late fees, repairs, etc)

Well after months of agonizing, I finally picked up the T-Mobile G2 android based phone.

I could not be more thrilled! I was the biggest BlackBerry advocate of all time, but after an hour with this phone you cannot compare the two. Anything you can think of you can do with an Android phone. It is a completely new and refreshing cell phone experience on all accounts.

The G2 does have a slide out keyboard which is helpful but it does take some getting used to.

Overall I would highly recommend it to the BP community!
