In CA you can flip to a FHA buyer however there are strict lender guidelines. You may want to consult with a loan originator in your area to recieve a list of the guidelines.

It sounds sweet but what if she has a change of mind after you fix the property.She may decide to continue to live in it even if you are deeded onto the property it does not gaurantee that she will sale.

Things to consider:
Why has she decided to sale?
Divorce
Job transfer
Death in family
Foreclosure
Loss of job

I have never experienced an investment like this but I have seen some situations similar and when money is invoved people get greedy.Hopefully someone in this forum can give you some good advice I'm curious to know how you'll work this deal. I believe the more you know about the sellers situation you'll be able to make a better decision based on the info you've gather.

I'm sure there is a way to stucture this deal, a contract is definitely important someone will help you out here in this forum.Be patient for a response.Best wishes!

First find the agent that you will interview get recomendations through your family,neighbors,or friends.Set the appointment ask as many questions about real estate,explain what it is that you are looking for in an agent and listen carefully to what they propose in doing for you to meet your needs.

The great thing about having a RE agent is that they will do all the leg work ,they will find the home,write the contract,negotiate the deal,and walk you through the entire process.Do you pay for this service? No,the seller pays.

Lastly, be loyal to the agent you choose ,remember their time is on commission don't waste anyones time make a firm decision with whom you choose and I'm sure they will meet your needs.Build relationships in this business and you can go far. :lol:

That is great that your looking for a place to own. I hope I can be of help.

Look into the city programs in the area in which you live ,contact your city or the economic development agency in that city. Find out if they are participating in first time home buyer assistance progams.

Many cities offer grants that are forgiven after so many years and you can purchase with very little down.

In the city of Rancho Cucamonga,CA they are giving $80,000 to qualified buyers this amount has no interest nor payment made for this amount.If you purchase a property that is $300,000 you actually make a payment on $220,000 rather than $300,000 so you get more of a home with a lower payment.

Find out what the pros and cons are to these programs and what the qualification guidelines are.Some have equity shares if you sell within a certain period of time, some do not, it all depends on the city.I hope this info is useful to you.

I'm interested in knowing more about tax sales.Has anyone purchased at a tax sale? In what state? Was it a great price? Was it difficult?Can anyone give me some insight on tax sales and where I can learn more about tax sales.

Concerning REO listings,I have a friend who is receiving about 5 listings a week, she started with BPO's and decided to try alternative avenues in creating REO business.One way she has produced business is through attending REO Conferences where asset managers network,this is the REOMAC and the FIVE STAR conferences I plan to attend the REOMAC which is coming in the spring this year in CA and hope to network with success!
