Post: basement as a bedroom?

I am in the process of purchasing a 2 bed 2bath house for a rental investment. It does have a large basement that could be finished out as a bedroom, should I advertise it this way or are there legal aspects to a basement as bedroom. I was concerned about only one access and egress to the room. Thanks

I don't think that there is more to be made in commercial in this area. There are way more res. listings. It may not be the norm, It just may be a fluke of this area only. I can think of only 2 men and there are at least 30 females. I do think that most female Realtors seem to relate more to wife's of buyers just because they can see the house the way it could be as opposed to a man who will normally look at the mechanical and structural aspects of a house.

In my area it seems that most residential Realtors are female. And the few males seem to focus on commercial.

Ryan, Thanks for posting a reply to a question I had on another topic.
I sent you a pm but I think the fourm was on the blink and it did't make it. I live in the Big Spring area, not realy close but close when you get out in our area. We have to drive 60 miles to go to a good restaurant. So how is the market going in Am. I have a friend who built several duplexes in Lubbock a couple of years ago and had a waiting list for renters and this year is lucky to come out break even, seems to have been over built. Things hear just seem to go on a very leisurely pace no big booms and not to bad on down side either. Of course with the oil price up we are getting lots of new people in the area for that type of work. I hope I can ask you some more questions about some things in the future. Thanks Greg Parrish

It is not to hard to install the floating type floor. If you can run a saw and read a tape measure you can do it. It is alot of work, mainly just getting up and down alot (hard on a fat boy) but not very difficult as far a skills go. I bought the cheapest stuff aval from lumber liquidators and it seems to be ok. Next time I put it in I will go for a little beter quality than the cheapest they have. They sell a little install kit that has a plastic block used to snap them together and a metal bar that you use for the pieces next to the wall. I say go for it.

The problem with flipping in this area is the quallified borrowers part. Just not many people have the money for a down payment. And you are right about taxes and insurance!!! We do get hammered in Texas don't we?

OK here is the deal. I already own one rent house in my home town [Rural West Texas]. I have owned it for about 9 mths. I want to buy another one for about 21k about 3k in repairs and it will bring 400 a month. I do not understand it but I keep having major anxiety about just doing it. I have already passed up several in this range just because of fear. I am not sure what I am asking for here?? Why am I so stressed over 21 thousand dollars? I will go down and and shell out more for a new car and not think a thing about it. My wife says I crazy . Does any one else have these self doubts? : :crazed:
