basement as a bedroom?

I am in the process of purchasing a 2 bed 2bath house for a rental investment. It does have a large basement that could be finished out as a bedroom, should I advertise it this way or are there legal aspects to a basement as bedroom. I was concerned about only one access and egress to the room. Thanks
