Or, as a move-in special, you could offer a discount on the last month's rent of a lease: some percentage off of the last month's rent for a 12-month lease and a larger discount with a longer lease. You could even specify that to qualify for the special, all monthly rent must be paid on time. This ends up as a win/win.

Some of the premium themes offer features that you can't find for free. These can make editing, posting, and modifying your site much easier. As @Bryan Elkus said, sometimes they don't have any extra features and developer decided to get paid for his work (and why not?). Often, by adding plugins, you can get most of the features available in the premium themes, but you'll have to work a bit yourself.

If you are comfortable digging into the details, you can use free themes and have a great looking site. If you don't have technical skills, it may be worth paying a bit to make things easier (these things aren't that expensive anyway).

I have never used a premium theme for a site. I generally like to use the most popular, flexible, free themes available. You can make a cool, custom site just using "Twenty-Fourteen" and some custom photos/graphics.

I've been going to lots of estate sales for a while now, and almost all have a real estate sign in the front yard. I asked a couple of the others if they were selling the house, and in all three cases they weren't.  Partnering with the estate sale companies, though, may find you the occasional lead...

I have both a phone number and a web address. Most of those who call have already seen the website and prequalified themselves (with some exceptions).

I've been looking into vacation rentals on the Gulf in NW Florida for years. After HOA fees, vacancies, and management fees, it's difficult to find cash flow. Years ago I visited with a co-worker who owned a few; he said that the play is in appreciation (sounds like speculation to me).

I was looking for one for personal use; it made more business sense to find a local property that had good cash flow and just rent one down there when needed. 

We're closing on a property in Florida in a little over a week. It has a mother-in-law quarters in the back. We plan on renting out the main house, with good cash flow, then using the guest cottage as a vacation rental. It will help with the overall cash flow, but it won't have to carry the whole thing.

If your credit isn't in terrible shape, take a look at one of the crowdfunding sites: lendingclub.com, prosper.com, sofi.com are some examples. I just had a loan funded on one of these sites and it was fast and painless; I was even able to use photos from my cell phone for the documentation required for the loan.

I'll just be closing on a new SFR and beginning some rehab on it. It would be great if we could have it ready to rent bu the end of the year, but I haven't talked timeline with my contractor yet. I imagine it will be tough with three holidays.

I had one of these "unmotivated" sellers call me back a couple months later to see if my offer was still good. In the course of the two months they were two months further behind on their mortgage and were getting some nasty letters/calls from attorneys. 

You never know...
