@Pat L. , I read the reviews for the Watts Floodsafe supply lines over on Amazon, and there are lots of horror stories of failures that end up causing leaks. After reading some posts on cat smells, I thought I would share some details about the cats in and around my recent Florida house.

When we first viewed the house, the urine smell in an addition was oppressive. It was so bad that the Realtor who showed us the house had to walk outside. After leaving, my clothes reeked of cat urine, and several days later, I could still smell it in the car during the long drive home. Amazingly, we never saw a cat while viewing the house. I'm pretty sure the smell (and maybe the obvious termite damage) led to the reduced sale price.

After closing, my wife went down to kick off the rehab on the house. When she arrived, the fleas in and around the house were rabid, and she saw "lots of cats" in the yard. She contacted an exterminator, but he wouldn't treat the house until the cats were gone. So she spent the next several days catching feral cats and delivering them to the local pound (they wouldn't trap them for us). In the end, she caught 28 cats, couldn't catch one, and one other disappeared -- it was sickly and likely didn't make it after the food stopped.

We'll work on the odor as soon as the demo is finished in the addition; it has some stick-on vinyl tile that still need to be removed first.

Interestingly, I met a neighbor while at the house over the holidays. She said that the woman who previously lived in the house was very nice and that she had two cute cats...

Before making the purchase, you'd want to run it by an attorney (I'm not). That said, if you're buying the property with owner financing, you own it and make payments to him. If anything were to happen to him, you'd continue to pay his estate or the state while they searched for heirs. In other words, the loan wouldn't just disappear.

I don't think I have a florescent fixture in any of the other properties (except one garage), and this one is getting replaced with cans.

I love the interlocking Allure in the living areas. It does indeed wear very well, and the fact that it's waterproof gives a bit of peace of mind.

In addition, I used the Trafficmaster groutable tiles in the bathrooms of one of the houses we did, and I'll definitely use it again. Our handyman came in the day after I installed it and asked how I put down tile so quickly; it really looks like real time once grouted.

As a follow up @Jason Douthitt , this is what we found under the light fixture in the kitchen (after we decided to rewire the hole house). I don't want to think of what may have happened if we didn't rewire it. I'm surprised the house didn't burn down when this happened.

Thanks @Account Closed I understand how the flashing would be installed, but I can't picture how I would use a membrane. Would it also go from under the siding into the ground next to the foundation?

If I'm lucky, the foundation is 1" above grade, and I'm really not sure how deep I can go with the grading, but there may be some other things I ca do to divert any water. One of the previous owners thought it would be wise to build a mound of dirt around the perimeter of this part of the house to keep water out. I think it's doing the opposite (moving water into the house).

We just did option 1 with a "maybe retire here" home. It may not be our perfect final stop, but it will get us into the area when ready to retire with no rush to find something better. The rehab will be nicer than normal but not over the top; again, something we'd be comfortable in with a few later upgrades. The best part is that it will have a nice cashflow now so it feels more like an investment property.

In other words, I think you can do both if you're willing to be flexible a bit.
