It would appear that neither reading, morals, or ethics are any of your strong points.

Your dog broke their fence.   If they called an even half wit, window licking, crayons eating handyman to replace the pickets the bill, would have been $100 or more.

You have decided that the kind and knowledgeable  people here haven't given you the incorrect answer that you sooo desire that you've moved on to demeaning the fine people in this forum.  I bet your neighbors can't wait for the day you get evicted.

The dindu attitude in this day and age is becoming an epidemic.

So my neighbor gets a free fence because my dog broke 2 pickets??? To me that just doesn't seem fair. Like I have said over and over and over..... I have no problems paying for damages that he has done, but I have a problem with someone charging me for things he didn't do but now she has a new fence. She had her discounted handyman put up an entire fence between her and another neighbor and charged her $100 for the entire project. And because he didn't charge her anything to replace 2 pickets and put up an extra board, that I should pay her fence installation. And then lock my dog up in a box and problem will be solved.

First and foremost, life is not fair. YOUR dog, damaged someone's property. And to be honest, if $100 is all they are asking for to be made whole you're being let off easy.  And there is no way their entire fence was only $100 to replace unless it is only a 2 picket fence.

You keep complaining about a $100 bill from the neighbor. Most professional handymen and contractors will have a minimum fee. Mine is $250, while I don't always charge it, I can.

You are getting off lite at $100.

A reasonable argument could be made for you to replace their entire fence. I'd imagine the area fixed is different than the rest of the fence and an eyesore. To truly be made whole they might argue that their entire fence needs to be replaced since, the mismatched fence is both an eyesore and could be affecting their home value.

Put down your shovel and stop digging.

Matt Clark is correct. Maybe see if the can put an outlet or two on the pole. They can run generators and use portable toilets but that would cost you more in the long run.
Thera an old saying that seems to fit here. "When guns are outlawed, only outlaws will have guns". Meaning most of the folks who ignore your signs are the people you don't want to be unarmed around or there to begin with. TBH that is no place I'd rent from. And if I had to I'd just ignore your signs. My family's safety is my responsibility and I trust no one else to ensure it like I will.
Lol yes. I'm sitting on my back porch right now wondering what I screwed up to get almost all of the ones we've looked at cash flowing. This will be our first major undertaking in terms of investment properties. so I'm even more paranoid that I've missed something since we've worked so hard to get this going.
We've been considering adding some thinking they could help us rent the house faster. I've got a lot of material from a project that was cut short and could build them for $50 or so a piece. Storage sheds aren't needed by everyone so charging for it may turn some people off. If it helps me rent it sooner and keeps good tenants it would be worth it to me.

Doing it yourself is always going to be cheaper. I have workmanship comp insurance, general liability, builders risk and then insurance on everything else. Plus all the taxes and overhead on top of it. You are also paying for my knowledge and skill. If you've had them bid several jobs and never hired them expect them to bid higher or not at all. If you give them a few jobs at once or over time you can likely get a much better price. If you're a PITA to deal with expect to pay more. The absolute best thing to help your bottom line and time line, especially with subs is to pay on time. Write a check the second the job is finished.

The plus of property tax v income tax is people see one big number and are forced to realize that they are overtaxed. With income taxes over half of Americans see them as a pay day. If we were to only pay income taxes quarterly, like a business, the people would be more outraged at the govt for pissing away their money. Personally I'm against taxing something I already own, and most taxes in general, but that's a blood boiling topic for another day. But I love the concept of people being forced to see what the crap they vote for costs in one lump some.

@Donnie Patel  Her website is a cluster of bad web design at this point.  So forgive the mess.  I'm not sure if I'm allowed to put her website on the board.

PM me your email and I'll send you a link.   I'll see if she's comfortable with me sharing some of her designs with you via email as well.

Audrey Ezeh hello neighbor. We reside in LC half the time. This roof makes absolutely no fiscal sense in our area. A reroof will run roughly 20% or less than what these things cost. Hell its half the cost of the home in most cases. Dang nice cars and hopefully the roofs drop in price soon.
