Dominic why not just search for ads in Craigslist? Just a thought. They're basically all the same.

@Henry Moore I mainly have my va calling landlords with rental properties. This is two-fer because if they aren't selling then we ask if they're buying. Also get a lot of property managers / agents and I have them ask if they have a client or know of someone selling if they do they can represent me and keep all the commissions. Also, I tell them that I get deals regularly and if I could let them know when I do (take their email address and then add to autoresponder series). Hope that helps.

@Casey Briscoe I have Rebogateway and it's not the greatest but it gives you access to divorce lists and probates. Listsource is a list building service so I'm not sure why there would be "bad reviews" you simply create a list using your criteria and you get the names that fit that criteria. I have used both and like both services

@Justin Foley I've never used these others but you can use listability.com or try Flipthisrealestatelist.com. Also, the best way to get postcards would be through click2mail.com or hand write them

@Henry Moore try having them call real estate agents and property managers get their email address and put them in an auto responder series asking for deals weekly. Also calling craigslist ads that you set up up on ifttt.com

@Andru Sexton I have rebogateway and yes you'll pull a list of your preferred criteria and you could have write them or just download a handwritten font and mail merge the information to a yellow letter or postcard.

@Eric Trompeter congrats on taking your first steps on becoming an investor. I like the card but I would recommend you use a postcard that is proven. Especially being that it's your first time mailing. I made the same mistake and got 1 call. I then sent a "tested" postcard and received several calls. I would put that one on the shelf and get back to it once you have a few deals under your belt and then you can split test it.

No problem @Billy Bell! Btw I still use larger print houses to send my large lists but use this procedure for smaller scale stuff like driving for dollars, code violations, pre foreclosure etc. I have just tried out a new print house at Yellowletterhq.com they mail for $.51 per letter. You do have to mail 1000 prices or more though. Good luck!
