Hi Bigger Pockets community , I was born and raised in Brownsville area. Moved to Austin 13 years ago and am finally on board to start my real estate journey. Austin market is out of my price range and looking at investing back in my home town (Single family/Multifamily). If anyone here can give me a reference in the Brownsville, Tx area I would appreciate it.

Hello Nicholas, I am a real estate agent in Edinburg/Pharr area, but I work across the RGV. If you need help finding a single family home in the Valley I would be happy to help.

Looking for advice on building a four plex that seems to be my only option in my era. Worth the wait on the contractor risking inflation and higher interest rates?

Hello Antonio, you could look for four plexs that are already built to avoid the inflation risk. I work with a few builders that are building four plexs in Pharr, on 495 and Sugar rd. brand new. DM me if you want for information.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $100,000
Cash invested: $25,000

This was a full rehab. We went with an updated kitchen, new fence, and paint. This was our first home renovation and opened our eyes at house flipping, which we want to do next. This property is a buy and hold. Currently renting out for $1,500 and was appraised for $140k.

Awesome rehab Martin! What part of McAllen is this located in? And are you planning on refinancing to complete the BRRR?

I am also new to BP, new to real estate in general.I want to get started through whole sale, but I eventually want to own commercial property and into buy and hold. Located in the rio grande valley. Any tips would be greatly appreciated!!

Seems like you have your mind set on your path you want to take. But the piece of advise that stuck with me is that you have to work at this everyday. The deals don't just come to you, you have to out and find them, be creative and put your self put there. If you need advise on the real estate market in the RGV DM me!

Quote from @Jose Manuel Ramirez:

Hello Bigger Pockets:

At the moment my father and I are looking at a 11 unit multifamily property that is very distressed. It's been abandoned for around 2 years, but it still has good bones. The property is in the small agricultural town of Edcouch, TX. It's about 25ish minutes away from the metropolitan area of Edinburg. We are purchasing the property for 106K and believe it needs around 100K for it to be up to code and be ready to rent. So the investments would be 206K, and we believe that it could be worth 400K when fully rented(rent of 600, cap rate 10%, expenses 45%). We have been doing house flipping for about 2 years, but have never done anything with multi family properties.

We know it's at a good price , but how can evaluate wether there is going to be enough demand to rent? What are the metrics you look at when deciding this?

Thank you

Hello Jose, I am a Realtor in the Edinburg area and thought i'd put my two cents in. I would definitely look for complexes that are similar to yours in your area and check their occupancy levels and prices to see if you're price is substantial for the area. Edcouch Tx. is 25min away now but soon, the expansions that TxDot are doing will connect the two cities and the commute will be way more tolerable.

Multifamilies in Edinburg are mostly filled, and the population in the valley has been rising steadily over the past decade, I do not think you will have very much trouble getting your unit rented but if you need anything please don't hesitate to reach out.

Thank you
