Thanks for this detailed response, @Jason Bott. I'm meeting with GC's today to get bids for a job on a rental, and this is invaluable information.

Hey, @Kyle Robins...I am planning to buy and hold. Not confident enough to flip, but will look to do that in the future.

Bought a single-family in Clarksville, TN.

Want a bid on relocating the kitchen, converting a basement garage into a studio apartment, and adding a closet to a bedroom.

Want to establish long-term relationship with a contractor, who will continue to work on multiple projects in the future.

@Daniel Highsmith...I just put a contract on my first investment property near Austin Peay in Clarksville. I found what @John Montgomery said about a few blocks being the difference between 'B' and 'D' tenants to be very true. It was difficult for me to get an accurate feel from Google Street View, so spent lots of weekends driving around, looking at properties, and getting the lay of the land.

Best chant ever, @Greg H.

After months of research, eduction, and sweat, I bought my first house in Clarksville, TN. It's in pretty good shape, but I'd like to relocate the kitchen, and convert the basement garage into a studio apartment. I'll be living on-site, and would prefer to hire a local contractor, though not a requirement.

Do you know a contractor in Clarksville that would be a reputable hire?
