I just wrote this post a few min ago. But I really need to know the answer to this question. 

Mom passed away 2015, No Will, no Probate, property has auction date 2/24/2020 (courts closed because of virus)

10 siblings. Can the siblings sign the contract or do they need to get permission from Dade County (Miami)?

I found a house the mom passed away in 2015, they're 10 siblings, NO Will & the property has an auction date. 

Auction date was 2/24/2020 Courts closed due to virus.

I wanted to buy the property before the auction date. Without probate can I have them sign a contract? and who signs the contract? all 10 of them? Seller's said could not afford attorney. Do the siblings have to get permission from Dade County to sell the property. Please help

Hello Everyone,

Question for you or (y'all)

I saw a house that's pending. 

I called my listing agent and she said I am first in line if the deal falls thru.

Signed an addendum. 

My question is: Since the contract is under addendum; can I market the house to potential buyers on my website and social media in case the first deal falls thru?

I was looking around and I found this guy on you tube called Mike Hill the Wholesale Titan. He works in the S. Florida market. I'm trying to find some reviews about him to see if he's reputable or not. BP always has great info I would like to work with him. I want to know if anyone out there has any information about a company called Renatus  is this a reputable company? Has anyone heard of Lori Thomas Flip IT? I'm searching for a real estate opportunity on line and I came a cross this company

I really appreciate that, I was thinking the same way you were along the lines of their needs.

instead of the "We Buy Houses", We Buy Houses" routine. 

I don't know the owner's ,however, I do have their address and phone number. They live in another County.  I still wanted to do the "yellow letter". With the approach of selling the house for retirement, or no more taxes and up keep that kind of approach. Then I'm on the right track.

One more question, as I was driving around I noticed a lot of elderly with homes. They still have to do the up keep of the houses. Some lost their spouses, I was thinking maybe some would like to downsize move into a retirement community or family. What do you think? I mean their house is not up for sale and a lot of them are in good condition. Should I do a post card with those folks?
