I'm trying to build business credit from scratch, so far I have my DBA filed with my state, my business checking account, my duns number, website, business phone number, business email and virtual business address. And now I'm looking into a few trade lines. The more I'm looking into it it kinda seems like I'm going to need an LLC instead if I want to get credit cards from banks once I get to that point. So far can anyone tell me if I'm on the right track and if not what I can do to get there. Thank you

How do tax attorneys pick what houses to foreclose on? I live in Texas and have called around to find out how many years a property can be tax delinquent before it ia subject to foreclosure, and the answer, "its up to the attorneys.". I have properties that have been delinquent since 2018 to 1994. But don't they begin the forclosure proscces after like 2-3 years? Im trying to narrow down my list of 40k and would like to focuse on the sweet spot of years delinquent instead of skiptracing properties that have already been foreclosed on.

When using the trec contract, how many days should i give the seller to deliver the seller disclosure notice?

@Daray Olaleye im a newbie and building up my buyers list and i have a question that no one seems to understand, if/when i have a strong buyers list I'd like to co-wholesale/jv with another wholesaler. So in a situation were they have a deal under contract but cant find a buyer for it, they call me, to see if i can find one. Now i send this property to my buyers list with verbiage of "realtors stack your fee on top". And thus a realtor brings forth an interested investor.

Now since im still kinda new, I'd like to know 1. How to set up a jv deal between me and the wholesaler. 2. What happens after the realtor brings an interested investor? How do we move to closing? And 3. Can i do this hypothetical? And if not, what gets in the way to where this is a bad idea? Because i mean the realtor gets to stack their commission ontop and see who bites on their list. Im helping the wholesaler find the end buyer.. I had people tell me that i would bring no value... I dont see how i wouldn't.

How do i structure a jv deal here in texas, were im in the position to find and end buyer, and when i market it, a realtor presents me with a buyer??

@Lydia T. Im here trying to learn how to co wholesale as a newbie. And this makes sense to me because lots of people seem to be doing this, and it works. And its a great way to get into real estate, Everything i am telling you is legit.

@Lydia T. I might not have a huge buyers list, however im leveraging real estate agents lists and compensating them for it

@Lydia T. It may sound "sketchy", but it's not. I am providing value for the wholesalers who cannot find their buyers. Yes of course they could do it themselves. Your right. But what if they're down to the last couple days on the contract and still havnt found one? They call me. Realtors know investors and cash buyers. Now the realtor could bring whomever they want, but it would be in their best interest to talk to their buyers to who rehab houses and list the property with them. Now if the rehaber doesnt list the property or decides to rent it out, the agent would still be compensated to maintain the buisness relationship for helping me find the cash buyer, whether it be 500-1k or a percentage out of my cut. So my question is how could i pay the realtor at closing, instead of me wiring money to them, is their like a form they have to turn into the title company? If so what form is it?

I want to make some money by co-wholesaling or doing "jv" deals, by helping wholesalers find cash buyers. The process: wholesaler contacts me for a cash buyer. I then contact some realtors to see if they have a cash buyer. One does, and so then id sign a jv agreement with wholesaler. Send cash buyer over to view property. He likes it and we head to closing. Ok so now at closing, What special paperwork needs to be turned in for the realtor to be properly paid at closing.

My pitch to the realtor is they get to list the property once their buyer is finished with the rehab.
