Post: 1st major house rehab - 2 family

Hi Everyone,

I'm inheriting a 2 family home that has been recently gutted. The house will need new interior everything - plumbing, electrical, kitchen, bathroom, walls, etc.  It is a big project and I am nervous as I have never done a gut renovation! I need to prepare for this project by getting informed.  Is there a book I can read or a podcast I can listen to that breaks down the steps for a rehab - starting with how to pick a contractor, how to prepare a SOW, what are the steps in the rehab (ie first you fix the roof, foundation , windows and exterior doors and then plumbing, etc.) , what work can be done at the same time (ie plumbing and electrical) etc.   When would I need to secure items for installation like the kitchen cabinets and toilets, etc.   I basically want to understand the process and prepare and make sure I hire the right team to help me.  Oh the house is out of state - which adds another level of stress!

Once you sign a real estate contract in Ga and its binding - how long do you have for attorney review?

Is this something you have to negotiate?

Hi Everyone, 

I 'm looking to buy my 2nd real estate investment property and I am looking to do that out of state.  I am down to 2 cities -- atlanta and orlando.  I am looking to speak to investors in these areas to get more info and to start to build a team.  

Looking for recommendations for my core 4:

1. The deal finder (real estate agent, wholesaler, etc)

2. Property manager 

3. Lender

4. Contractor

Post: Getting 80+ yr old to sell home they can no longer live in

My mom has a friend she has been taking care of for over a year. The friend who is 82 yrs old owns a home they will never live in again due to their physical condition. My mom has been trying to get the friend to sell the home as it is literally falling apart. Furthermore the money from the house can help take care of the friend. 

I suggested she get a purchase agreement ready and just make an offer to buy the house.  However she also has power of attorney so it seems like a conflict of interest.  Or is it?  I suppose her friend can sell their home to whoever they like.  Of course I would love to buy the home if it was for sale. Should I be the one trying to make the offer?  

Should me or my mom talk to an attorney about this or do we need a real estate agent?  I'm really confused as to the best way to move forward.  If the friend does not sell the house, then when the person dies it will eventually go to the state since the persons family will not pay taxes on the property.   Thanks in advance for any advice!

Hi Bill, how great that you have continued to update this thread on your progress!  So you still have that turnkey and it sounds like you have been happy with your experience with it and with Memphis Invest - correct?  

Did you end up buying another property in the same area that is not a turnkey?  If so how did that go?

Have you bought any other turnkey properties since your first one?  If so did you use the same company?
