Hi Everyone,

My GC want to be paid in cash.  Its a gut rehab which will be over $100k.  I will not be paying it all upfront.   I am not concerned about him disappearing or doing a poor job as I have known him many years.  I know paying in cash is NOT illegal but wondering what I should be aware of if I agree to this or if there are any other concerns that could become a problem for me.

For those investing in NJ - I'm being told that plumbing code says I am required to put washing machine hookups in both units of a 2 family that I am renovating. Is that true? 

I called the city inspector and he said....

"AS PER TABLE 7.21.1 OF 2021 NSPC, DRAWINGS SHALL REFLECT PROVISIONS FOR ONE WASHING MACHINE PER UNIT"

Post: paying contractors - how far out?

I am working on a gut rehab and the contractor estimates structural and framing will take a month.  Then plumbing and electrical can start.  However all the permits need to be submitted to the city together.  I just spoke to the electrician and he said I have to sign the contract which states that I pay 1/2 on contract execution - which is $10k.  That feels like alot of money and all I need right now is him to pull the permit and work wont start until a month later.  I have been told not to pay contractors to far in advance as they can disappear. 

I was thinking telling him I can pay 1/4 on contract execution and then the rest when he starts the job.

How have those with experience handled this?

If you just need a number I suggest you hire a Broker Realtor to do a Broker Price Opinion it will be cheaper. Malik Crichlaw or Danny Rosa can help you- both in Newark



 Thanks Caroline, I am not doing a loan.  I want to determine the value of a house that my mom inherited.  Before we start putting lots of money in to fix up the house and before it is transferred to me, I want to know the value of it now.  Thx!
