@Daniel Duque looking at the florida statues I didn't find anything about it being illegal. I did find this

from 3 attorneys in fl that said its not illegal but you need to make sure you disclose everything. And that may need to have a RE attorney look over the contract to make sure all is disclosed.

 @Lee S. wow yeah that is crazy for some one to post a wholesale deal on Zillow. He could be new to real estate in general. Though there are a lot of things RE agents/rehabbers/wholesalers and etc do wrong in there respected fields not make the actual event wrong. And the origin of the thread was about direct mail and it got redirected to the issue of if wholesaling was legal or not.

If some one has exact proof that wholesaling is Illegal please provide statues or facts vs opinions.

@Daniel Duque you seem to be knowledgably can you provide the statue regarding  it because from what I found in "tax codes in Florida" didn't say illegal. thanks

Thanks for all the support. I guess I need to stop the "paralysis by analysis" syndrome and just jump in.  And @Daniel Duque how is it Illegal if you have a signed contract with the seller and you sell your rights to that contract to a third party? Can you elaborate on how it is illegal in Florida.

Greetings BP family. I'm looking to get started with a direct mail plan but have a question. Is it wise to send out post cards if i don't have a website (squeeze page) to send them to.

@Larry Fried and @Craig Barnthouse thanks for the support and encouraging words. I look forward to joining the ranks of fellow investors here in JAX and other states. But first I guess I need to start in my back yard..lol. I'm actively putting together a marketing campaign now to get things off the ground and I will definitely keep you guys in mind when I come across good deals.  any tips or suggestions?

Greetings BP

I'm new to real estate investing but have been in the mortgage industry for over 6 years from sales to underwriting. I'm starting with wholesaling and maybe some house hacking on a duplex as i move up to where i have over 200 rental properties. I'm an avid researcher and came across BP podcast along with a few others and began my process of learning and i put my feet on the ground. Im a sponge and looking to connect with good people to learn from and grow and an investor
