Multiple credit lines and a varies types help raise credit. ex: 3 credit cards, an installment loan, and car loan. Using less than 30% can help raise your score rapidly. You can also use self lender, credit builder, my jeweler, fingerhut and secured cards to raise up scores. An interest hack is to pay your payment in 2 payments. Paying half before the statement and half right before the due date can drop your interest as well. Hope that helps!
There are some turnkey businesses out there if you are not trying to buy and hold. I had one reach out to me. Let me know if you would like the info!

I'm really good at find properties. If you send your email and what your looking for I can see if I can help

Everything that you posted. I have a fear of getting rejected for loans because of my credit. Don't have finances or help to get there. No coach or mentor in this state.

This may have been done before but if not great! I wanted to know what the other newbies are doing to get started! If you are not doing anything, this is my way of holding you accountable. So get started! Also, I wanted to share a resource that I found. Please feel free to share so my post won't be lonely! Right now, Finances and knowledge are my hurdles to investing. So I have start driving for dollars. I found 25 properties and 15 were potential leads. Now, I'm writing letters and sending. I'm trying to find the best wholesale contract. I've been looking for a mentor or a real estate job. Worse come to worse and I don't find any thing in real estate, I've been applying for another nursing job so I can save for the down on my first flip. I'm really out here trying and hopefully it inspires someone! I found a company website www.homesatprovidence.com that has investment deals with low down payments and monthly payments. Even if one person uses this resource, that means it was worth sharing! Hope everyone is safe and remember we have to HUSTLE to be SUCCESSFUL!

Wholesaling with $0 is often "taught" by gurus, but is not practical, and almost impossible. You will need to have money for marketing to sellers or need to get extremely lucky, which can happen from time to time. People also win the lottery from time to time, but that doesn't make it a repeatable business plan.

Education is valuable, what's even more valuable is experience. Get a job in real estate if you're serious about it, learn while you earn, although don't expect to earn much on the front end. It pays off if you stick with it.

Thank you for the input. I've heard of the gurus. Thank God my mentor isnt one of those. I think I'm going to invest in the knowledge and invest in a real estate license. I have been looking for a part time VA position just for experience. I appreciate the information! Helps my decision.

Hey everyone! I was told that I could start I could wholesale to get my down payment to do my first property and start with $10. I'm not knowledgeable in wholesale so trying to figure out if anyone has done this before? I got an excellent source of education for pretty cheap. Just would like to hear some success stories with the method.

@Renata Johnson Welcome aboard, ma'am!

As you said, there's a ton to learn and absorb here! Podcasts are great because you can listen to them while you work, and I've always been a huge fan of good, old-fashioned, physical books. Sometimes I start my morning with a few chapters of great new book to get me going and focused. I look forward to reading about your successes here! :)

Best of luck to you!

Thank you for the welcome! Im excited. I just did pro monthly and about to do pro annual to get the replays. I've learned so much through here already!
