BP. There is a property that has become available from one of the builders I do work for. It a tri-level house that sits on 2 lots in a town called flossmoor il. The owner is selling it for 235k I know I can get it down to at least 200k. Is this a good buy. My idea is to rehab the existing house and build a new house on 2nd lot. With my building performance background would do both projects with the goal of making it energy efficient. Which will perform and be a lot healthier that the average house. By me being a carpenter I could do a lot of work with my crew. I looked at what existing houses were selling for in that area and for 2 story, 4 bed and 3 bath it was selling for 245k. Would this be a good investment?

Ok BP. Here is who I am and where I am in a nut shell. I am 31 years old with 14 years as a rough carpenter building new custom Homes and remodels, 7 years as a single/multi family building analyst. I have a rough framing company. I want to get into investing but I know initially I will need to partner up. Experience wise, I have lots of it as a construction carpenter, GC and project manager. Investing wise want to learn and experience more. How do I market what I can bring to the table? How can I find the right partner? I have been running a business and want to start generate my own work as a developer/GC/investor. I need a little push in the right direction.
Are there any forums in Chicago that I can be apart of? Would love to get into the mix with other like minded individuals.

A/c is luxury in Illinois as well as hot water...not a necessity. Don't know what it is where you are but seems as though she has no case.

I am not sure if that type of agreement holds value in court anymore...

I am currently framing new homes in Lagrange for a builders who does 90 percent of the development in that area. I have also managed projects in Chicago that involved historic preservation. It's important to know what you want to do with this project before getting into it. I think this would be a great challenge. There are many great options and possibilities that you can do. The property is going to sell itself, you just need a design to maximize your profit, great contractor team and the will to pursue with excellence! THe Lagrange market has been booming even during the recession. The location sells itself pursue this with excellence.

Hello, I am real excited about this forum. I am currently a rough carpenter who build custom new construction/ custom remodeled homes. I am also a building analyst for single/multi family dwellings and commercial spaces. I have 14 plus years in the construction trades and have had a lot of hard knock moments. I am at a point where it's time to go to the next level with my trade experience and a tradesmen. It's time for me to become a builder. Of course I need to acquire finances to do it. I have a great team of tradesmen, but I need to get the finances to be able to start to establish the brand of homes I would like to build. Any advice/sound wisdom is appreciated. I look forward to many conversations in future. me to
