I wholesale in San Diego. You focus on short sales?

The past few years I have successfully completed 2 wholesales and 3 short sales...but I want more, a lot more. I am now working with a large REO broker in San Diego handeling over 325 properties...mainly handeling the offers, property management, and BPO work. I am learning a great deal and that's good, but I am curious. Instead of working 5 short sales from start to finish yourself, do any of you guys have a Realtor handel everything and you just handel the major stuff(like negotiations)...I am just so strapped on time, but I know how to find deals and how to do them too(not tooting my own horn, because don't get me wrong, I am a newbie still) but is there anyway to do deals and take all a lot of the daily grind stuff out and put it on others who also benefit too? I am talking about short sales...I just want to get some systems in place and am really wondering how? I am seeing the banks starting to really freak out in some areas more and more, and now I know if I targeted those "areas", I could definitley put some successful packages together...I just need some way to find some time or delegate it else where. It would be really nice to have a lot of cash right now but...I am working on that. Any advice would be much appreciated.

La Mesa huh? Wow, what a small world. There are a bunch of deals down your way. That's right, the goal is to not work for the man! The Fresno market I am not as sure of, but the San Diego market is taking a hit. The way I see it though, the media's job is to cause a frenzy with everything, and if they are scaring others away from the market and making people want to sell....More deals for us!!! The investors that do not listen to the media craze are the one's who buy at Deep discounts. I am really excited about this forum and 08...thanks for the replies guys.

Welcome and maybe we can possibly work on some deals together sometime...being that you are in my neck of the woods. Good Luck in the REO world, it is crazy...I was working for Gary Kent out of La Jolla for a while in his REO dept. and learned a lot regarding REOs and for my short saling business. My name is Travis and I am a 23 year old part time student/re investor. I got into the game about a 1 1/2 years ago and know this is my calling. Before I was so focused on obtaining my business degree and going to work for the "man", but now it is obvious that this is my passion and avenue to financial freedom. I have completed a few short sales and wholesales. I am looking forward to 2008...already writing my goals and believe this is my "magic year" to take my ivesting to the next level. I am part of another forum, but this one is awesome! I am looking forward to growing this next year personally and in my investing career. I am also looking forward to networking and learning(being a sponge)from the investors on this forum.
