There's some great local Property Management companies in Tulsa area that can help you if you decide to do buy & holds and need a PM after leaving again.  The market in Tulsa area is great and I think always will be.  There's properties of all income levels and potential to make great money even starting off.

First thing I learned in real estate... One man's shack is another man's castle!! 

There's money to be made in any price range, as long as you do your research.  I've flipped multiple houses that were purchased for under $40K and profited off all of them.  You can flip five $40K homes or you can flip one $200K home, as long as the numbers and market are there, its the same money.

I'm a local Real Estate Investor here in Oklahoma. I'm expanding my investing to other markets and just do not have the time to work all the motivated seller leads anymore. I'm looking for a very experienced Real Estate Wholesaler to work the motivated seller leads that I provide through my marketing company.

I'm not looking for a "newbie", I want to find a "closer" who has experience doing a minimum of 10 deals this year that actually knows the entire process and closes on deals. You can continue your existing business, but if you want to grow your business and make some extra money working my leads, this may be an opportunity for you.

The entire HUD process is crazy. I tried to purchase one earlier this year and bid was approved. Spent about 15 straight days dealing with them daily, having to produce additional documents because I was purchasing under LLC and paying cash. On day 16, I was traveling and missed two calls from them, when I called back a few hours later, they said they canceled everything because they couldn't get ahold of me... but I could resubmit another bid!! I refused to waste anymore time. I watched the same house drop in price for the next 4 months and never sell. An agent called me about it about a month ago and said I could get it for about 60% of my original offer. I refused!! Still setting empty.

Flipped four properties so far this quarter and averaged 116% return on my investment in less then two months...  I'll stick with being more involved with the outcome of my investment instead of trying to predict the market for a stock.  As for finding deals, I could never purchase all the deals I'm finding myself.
