I was taught that there are 4 things that a real estate investor does. generate leads, analyze the deal, make the offer, and close on the deal and get paid.

Thanks Karen for the tip. I went to my first Metrolina REIA meeting three weeks ago. I liked it very much. I am going to sign up next meeting. I am going to check out meetup groups also.

Should I join my local REIA club if I am just starting out?
Hello Kevin,
I have not finished writing my business plan yet. But I have written half of it.(about 16 pages of it.) I am going to get help on it. Tuesday I am going to have someone from the small business center look at it and get help in finishing it. When I am done I will email it to you. Although my confidence has gone down due to lack of knowledge, skill and no experience. I was thinking of being a bird dog for Joe ( the investor/partner) first, then after six months graduate to wholesaler, and then after another six months graduate to part time investor/ partner and finally, become a full-time real estate investor. I think that I have to gain the skills of 1. fundamental analysis (reading financial statements or proformas) 2. deal analysis, and 3. structuring the deal correctly. I just need some investor education, and a mentor before I due my first deal. Thanks for offering to help me. I will let you know what happens and keep you posted.
Thanks guys for the advice! I will check out my local REIA club. I will also look into wholesaling.
