Took me much longer than it should have that's for sure. I think I came in just under 12 months after I started learning about real estate to my first closing. I am still working on being able to just let go of unnecessary fears and dive in when I find a good deal but, hey I think a lot of us are still in that space.
I work as a real estate investment/development analyst full time and an agent and investor part time. I have spent the majority of my day working in real estate for the past several years and I am still more anxious about investing than I want to be. Maybe someday I'll get up to speed. Here's hoping!

I am just closing on my first deal out in Buffalo, NY and looking back on the whole thing I wish I had known more about the differences to expect going into this new market. Thought I'd ask the community to see if there is a nice resource for learning the small differences between different states when it comes to real estate transactions? Would have really helped save a bunch of unexpected conversations. Thanks!

I have been reading forums and listening to the podcast for a good while now and am super excited to say after working and really pushing to make the vision I had when I first started learning, I currently have my first deal under contract! It is a nice group of brick buildings totaling 8 units.
Since we have gotten an offer accepted we have gone through the regular steps of getting different financials from the seller and the different pieces of the due diligence process. The numbers still indicate that we will have a great deal on our hands but there is always that small fear of an unknown issue. After the initial excitement of getting closer to a first deal I started to get nervous about the possibility of something going wrong.
I would love to know different thoughts people have about getting over nerves at this stage? I’m sure many BP members have been in this stage and have felt the nervousness of the unknown that lies before you on your investment path. I’d love to hear what others have done to keep their original motivation and get over the nerves that come with investing. Thanks!

I would say I’m being held back trying to find a deal that works for me. Trying to house hack and it’s a little tricky when there aren’t a ton of properties on the market near our day jobs.
I’m sure that part of my resistance is due to the fear of making a bad deal as well. I guess there are a lot of factors that are holding me back when I think about it.
